Downsizing in Edmonds, Shoreline and Lake Forest Park, at your own pace

Downsizing after decades in a home can feel overwhelming. I help you plan the move at your own pace, sell well, and find a home that fits this stage of life, so you can enjoy what’s next.

What it feels like

The house that raised your family has quietly become more work than home. The stairs, the yard, the gutters, the rooms no one uses. And the move itself can feel like too many decisions at once: what to keep, where to go, when to list, and who to trust with all of it.

Leaving a home you’ve loved is a big deal. It deserves a plan that moves at your pace.

Company Overview

I’m a Seniors Real Estate Specialist (SRES) and a former architect. I’ve sold 380 homes since 2013, many of them for people leaving a long-time family home. I look at your house the way a buyer will, and tell you plainly which updates, repairs and maintenance items are worth doing before you list, and which aren’t.

The Clear Moving Plan

  1. Talk it through. A no-pressure conversation about your situation, your timing and where you might go next.

  2. Get a clear plan. What your home is worth today, a timeline that fits you, and a short, prioritized prep list.

  3. Move forward. I coordinate the details -- vendors and handypersons, staging, photography, showings and closing -- so you can focus on your family.

Questions people ask

Should I sell first or buy first? It depends on your equity, your financing and how much certainty you need. We’ll map out your options together, including whether a bridge loan or a contingent offer makes sense. Your lender confirms the numbers.

How much should I spend getting ready? Usually less than people think. Most homes need a few targeted updates and repairs (sometimes called maintenance items) and good presentation, not a remodel.

Is Edmonds a good place to retire? Many of my clients move within North Seattle -- to a walkable spot near downtown Edmonds, a single-level home in Shoreline, or a condo closer to family. I’ll share what’s selling and what it costs.

What about taxes on the sale? Ask your CPA about capital gains before you list. I’ll give you the sale numbers they need.

What life looks like after

A home that fits how you live now. Less upkeep, more time for the people and places you love, and the confidence that the house was handled well.
