Selling a parent’s house in Shoreline, Edmonds or Lake Forest Park

Selling a loved one’s home while you’re grieving is a lot to carry. I work alongside your attorney to prepare, sell, and look after the house, so the estate closes fairly and your family can focus on each other.

What it feels like

The paperwork, the deadlines and everyone’s opinions arrive at the same time as the loss. Maybe you live out of state. Maybe siblings see the house differently. Maybe the house is full of fifty years of belongings and you don’t know where to start.

You’re handling this on top of a loss. You don’t have to figure out the house alone.

How I help

I’ve sold estate, trust and probate homes across North Seattle, often for families with several decision-makers. I keep everyone on the same page with the same information, work with your attorney’s timeline, and coordinate the clean-out, repairs and preparation so you don’t have to be here for every step.

Selling Mom's House in Seattle
How Does It Work?

The Clear Moving Plan

  1. Talk it through. A no-pressure conversation about the house, the family and where the estate stands.

  2. Get a clear plan. An accurate value, a timeline that fits the legal process, and a prioritized prep list -- including what to leave as-is.

  3. Move forward. I coordinate the details -- clean-out, vendors and handypersons, photography, showings and closing -- and keep every decision-maker updated.

Questions people ask

Can I sell my parent’s house with power of attorney? Power of attorney generally ends at death, and what it allows before then depends on the document. Ask your estate attorney what you can sign. I’ll coordinate the sale around their answer.

What are the taxes when selling a parent’s house after death? Ask your CPA or estate attorney about capital gains and the stepped-up basis. I’ll give them the value and sale numbers they need.

Do we need to empty the house first? Not always. Some homes sell best cleared and staged; others sell well as-is. We’ll decide together based on the house and the buyers in that neighborhood.

What if family members disagree? I give everyone the same numbers and the same updates, so decisions rest on facts, not guesses.

What life looks like after

The house is settled fairly, the estate can close, and your family can grieve and remember together without the house standing between you.
